“What’s New in the New Year?”

My name is Shaun Klynstra, a sales associate at RE/MAX Sunset Eagle which is located in the Golden Zone. The real estate industry in Mazatlan sure has come a long way in these past few years!

Originally from Western Canada, I first came down to Mazatlan seven years ago and have seen this town really grow into what we are seeing today. It is a very exciting time to be involved in real estate right now, and the objective of this column is to share with you what I have learnt and continue to learn about real estate in Mazatlan and in Mexico.

This column is going to be focused on local real estate and all of the topics associated with it – I will do my best to provide readers with useful information – whether you are thinking of buying or selling some real estate, in the process of buying or selling, looking at renting, considering building or developing, doing some renovations, or have already bought your piece of paradise and want to share your experiences with the readers!

I would like to encourage readers to email me any questions or topics related to real estate that you would like have discussed in this column or addressed on a more personal basis, and would also like to invite all of you to share your opinions, tips and personal experiences with me.

So, let’s quickly just do a fly-by of “what’s new in the New Year” with regards to the largest sector of real estate growth in Mazatlan, full-ownership condominium developments.


2006 and 2007 brought the start of many new condominium developments in Mazatlan, and the trend is continuing into 2008. Several new full-ownership condominium “mega-projects” have already been announced and have begun “pre-construction” sales north of Marina Mazatlan in the area known locally as “Cerritos” (Avenida Sabalo – Cerritos).

ProNova, Mazatlan’s most successful developer responsible for the “Las Gavias” brand of condos is on the move again with an impressive 233 luxury condo mega resort known as “Las Gavias Grand”. A new-comer to the Mazatlan development scene but a hometown Mazatlecan, Gabriel Garcia and his organization have launched an exciting three tower luxury condo mega resort project known as Escondido Towers which will house a total of 207 units. The Lemmus Group, a new face in Mazatlan but definitely not a new-comer to the Mexican development scene, has also recently announced the launch of its project known as Peninsula Mazatlan which will also be a 300 plus luxury condo mega resort.

With previous condo resort projects such as Solaria Tower, La Ventanna and Costa Bonita Paraiso near completion and nearly sold out, these new and exciting projects will guarantee Mazatlan several more years of new condominium inventory and development progress on the north end.

In the Golden Zone area, there are a lot of rumors and speculation regarding several condo projects, so let’s address those we are “sure” of. In late December, a ground-breaking ceremony launched a new mega-project in the Golden Zone. UAE based Hydra Properties has begun construction on a mega-project considered potentially to be the largest in Mazatlan. This project’s first phase, known as “Hydra Waves”, will consist of a giant 37-floor tower housing 172 condos. The master plan released to the public also calls for a 26-story 500-room five star hotel.

Costa-Bonita-Resorts-.jpg With ProNova’s “Las Gavias Golden Shores” and Canadian-based Oceanside Developments “Ocean Palms” projects both nearly sold out and near occupation, and the area already feeling the effects of density, the Golden Zone development projects must bring questions to residents’ and vacationers’ minds. This is especially true if you consider the “maybe-yes, maybe-no” status of condo mega-projects such as “Torrenza”, “Legacy”, and “Crown Bay”. I hope you don’t mind walking when in the Golden Zone!

Moving south along the beautiful Malecon (ocean boardwalk) towards the Centro Historico, there is only one new condo project which has been announced thus far. Located on the stretch of Malecon known as “Paseo Claussen” and in the neighborhood known as Olas Altas is a very exciting new project known as “vue – Centro Historico” from Canadian based developers, SolAmigo, who are also responsible for the highly-successful Malecon project known as “vue1200”. This project, the only one of its kind in the area, boasts a total of 51 luxury ocean view condos with a Centro Historico design (www.vuemaz.com)

Well folks – there you have it! A quick fly-by of “what’s new” in Mazatlan’s condo boom.
